An unprecedented number of new homes is the single largest component of the development.

Northgate Estates was conceptualized to create a safe and secure environment for modern professionals. We want to take this further and make it an environment that enhances these people’s daily lives. This all starts with creating homes that inspire, and homes that are designed to be relevant now, and in the future.

The inspiration of our Homes is that they are unique because time and love have been spent designing these buildings to best address the needs of their inhabitants, now and in their future. Needs ranging from how the home relates to its broader context, how the services are designed to be sustainable, at what time of day and year the sun enters the various rooms, and how each room supports the movements within it in the most natural and effortless way – have been considered.


Our Northgate Estates Residential component include:

400 sqm Stands

The largest proportion of the residential component within Northgate Estates, is 400sqm stands, which provide the prefect opportunity for first time / entry-level homes

500-600 sqm Stands

The residential component within Northgate Estates, also includes 500-600sqm stands, which are slightly larger than the 400sqm entry-level homes, with increases being mainly in terms of the sizes of the rooms.

1200 sqm Stands

The residential component within Northgate Estates, also includes a few larger stands of 1200sqm size. These stands provide the opportunity to build larger homes, while still having generous garden spaces, and perhaps more privacy where that may be a requirement.

Cluster Housing & Courtyard Apartments

Our idea is to create variety, dependent on the different stand allocation, some typical townhouse / cluster homes configured around courtyards whilst others reminiscent of classical courtyard apartment buildings.

Architectural Guidelines

Northgate Homes should be a sequence of beautiful, simple, clean forms, with an architectural language which is both elegant, and intentionally different to what you would normally expect of a low-cost housing development.

Through careful consideration of the proportions and design it’s possible to create homes that are both beautiful, sustainable, and budget friendly.

Thoughtful consideration of the orientation of the houses on the stands is important. It enhances passive climate control, and light control , ensuring comfortable spaces in which to live.
